Our design process is structured to ensure that every step is executed efficiently, allowing us to bring your vision to life. Here’s an overview of how we work together to make your dream home a reality:

Schedule a Meeting with a Linegar Homes Project Manager
The first step in our remodeling process is scheduling a meeting with one of our experienced Project Managers. This initial consultation is a chance for us to meet, discuss your ideas, and get to know each other. Whether it’s over the phone, via Zoom, or in person at your dining room table, we’ll listen to your needs and goals for the project.
During this meeting, you’ll have the opportunity to ask questions and interview a member of our team. At the same time, we’ll gather key information about your project to help us understand how to move forward. Whether you’re looking to remodel a kitchen, add a new room, or completely transform your home, our Project Manager will guide you through the process and begin to form a vision for your project.

Meet with a Designer or Architect
The next step is to collaborate with a Designer or an Architect, depending on the scope of your project.
If your remodel involves interior redesigns and decorative changes, We will get you in touch with one of our premier Design partners who will work with you to develop concepts and detailed drawings that align with your aesthetic and functional needs.
For larger-scale structural changes, additions, or complex remodels, an Architect might be used to create detailed plans that ensure your remodel is not only beautiful but also functional and compliant with building codes.
Together, our Designer and/or Architect will translate your ideas into concrete drawings, clearly defining the scope of work and giving you a clear vision of what’s to come.

Redline Day – Site Review with Subcontractors
Once we have the initial drawings, we schedule a Redline Day, during which we bring all of our key subcontractors to the job site for a comprehensive review. This includes specialists such as electricians, plumbers, HVAC contractors, and more, depending on the needs of your project.
During this on-site meeting, we walk through the plans together, addressing potential challenges and adjustments that may arise during construction. This collaborative session helps us refine the scope of work, identify any necessary changes, and prepare accurate, detailed estimates.

Estimate Review
After receiving estimates from all our subcontractors, we schedule an Estimate Review with you. This important step involves a detailed walk-through of the costs associated with your project. We’ll explain how each estimate relates to the overall project and discuss the construction schedule, helping you understand key milestones and timelines. At this stage, we’ll work together to ensure the estimate aligns with your expectations. If necessary, we’ll make adjustments to the scope or materials to keep the project within your budget.

Contract Signing
Once you are satisfied with the estimate and the proposed schedule, we’ll proceed with contract signing. Our contract will clearly outline the scope of work, project timeline, payment schedule, and all other relevant details to ensure clarity and transparency. We want you to feel confident and informed every step of the way.

Revise Drawings & Submit for Permits (if Necessary)
With the contract signed, our design team will revise any drawings based on feedback and final decisions made during the Estimate Review. If necessary, we will submit the finalized plans for permits with the local building department.
Depending on the complexity and location of your project, obtaining permits may take some time. Rest assured, we handle all the paperwork and work closely with local officials to ensure the process runs smoothly.

Final Material Selection & Finalize Construction Calendar
At this stage, it’s time for final material selection. Whether you’re working with a member of our design team, hiring your own designer, or selecting materials yourself, we’ll guide you in choosing options that fit your style, budget, and project requirements. From cabinetry, countertops, and flooring to fixtures, lighting, and finishes, we’ll help you make choices that align with your vision for the remodel.
We will also finalize the construction calendar. Together, we’ll review the start and end dates for your project and set expectations for any potential delays or disruptions. We strive to stick to the agreed-upon schedule to ensure the construction phase goes as smoothly as possible.

Construction
Once all materials are selected and plans are finalized, the construction phase begins. Our skilled construction team will bring the design to life, coordinating all phases of the build, from demolition to the final touches. We ensure that all work is done safely, efficiently, and to the highest standards.
Throughout the construction process, we maintain open communication with you, providing regular updates and addressing any concerns or adjustments as needed. Your satisfaction is our priority, and we work diligently to complete your remodel on time and within budget.
